UPDATE: Robbie Williams

Your Mama just received a breathless ringy dingy from Lucky Lady Lenora during which she informed us that she heard that recently rehabbed British pop star Robbie Williams got some cold real estate feet and backed out of the $15,000,000+ contract he signed for a big ol' house up in Beverly Park.

The details we received are slim at best, but ol' Lenora did whisper in our big ear that bad boy Bobbie is likely to lose at least a portion of his deposit in order to compensate the sellers for their time and trouble.

Perhaps Mister Williams decided to stay put up in his current crib behind the guarded gates of the Mulholland Estates which is, not incidentally, much closer to the private soccer pitch he had built on Mulholland Drive than that behemoth in Beverly Park.

It would be interesting to know if the California realtors are avoiding listing the "days on the market" in their property detail sheets. Everyone keeps saying that the top end of the market is protected but I will be surprised if all sectors don't slow down even more. I think there are very few trophy houses which will escape drastic devaluation.........even in your precious Maleeboo.

it was listed at 13.9

it was taken off the market and now it is back up for get this........

now it is listed at 17.5 MM

what is up with that ?

Not one high-end house in LA is ever quoted on Zillow as anywhere near what the market dictates its worth. Zillow is horendeous inaccurate except for in small towns and subdivisions of nearly identically tract houses where features and dollar per sq ft are identical house to house.

1] Anyone who quotes Zillow has either lost their mind or never had one in the first place.

2] Russ Weiner seems to have zero taste in houses. I wouldn't give the time of day to any property with his name attached to it. That Sunset Plaza pile that needs to be imploded is even worse that the Sierra Alta house.

OMFG!!! ... I still can't believe 2260 Sunset Plaza appeals to people! ... It's one of the nastiest houses in LA & I dread to think what kind of woman would be impressed by it [trashy LA whores impressed by money? - likely] ... Owning that house certainly isn't anything to boast about - I'd be ashamed!

Though it's in contract at the moment so obviously someone with zero taste is flashing their cash ... or hopefully a developer is gonna demolish it & build something pleasant!

That house is made from poured concrete and zero finishing expenses or decor.I doubt it would cost more than 1 million to construct that abomination.Looks like a glorified parking structure.That aint no home for a human being.What a POS.

Re: 2260. There is no documented proof that it cost anywhere near the range of 25m to 40m that gets rumored on the web. The cost to build was more like 2.5-4M. Most brokers think the original listing agent either made an error in an overzealous sales pitch or was misquoted.

The sales history reflects the accurate value - 3M in the mid-90s, 5M in 2000, and it might have been up to 8-9M in 2005 but is only worth about 6M now.

The worst part is the house can't very well be updated to reflect today's tastes. It either has to find a specific buyer who wants to relive the 90s or it will face a wrecking ball. Seems like it is going to be wrecking ball.

Materials were dirt cheap in the early nineties especially cement.Even today you could pour that for under a million.

Let me write SLOW for the short bus readers.

Zillow is only meaningful in areas where the houses are all comparable. Like suburban builder communities of almost identical houses.

Take the current topic -

2260 is a 9800 s.f. 5 or 7 bedroom, 8 bath, 15 year old house.

A couple of doors away is:

2199 - a 1176 s.f., 2 bedrooms, 1 bath, 52 year old house.

You can't compare apples and oranges (or in this instance, a rotten pumpkin with a peach).

Yes, we know zillow zestimates are not exactly correct! So please stop repeating this, you idiot! BUT what zillow is good for is PRIOR SALES HISTORY which tells us that if this pile sold for ~$5M in the year 2000, there's no way it was built for ~$30M in the early 90's. Also, it can tell us that if it zillows for $4.5M and it sold for ~$5M in 2000, with the current MARKET CRASH, it's probably not worth $10M. UNDERSTAND KNOW?????????????

5:15 - No one is talking about Zillow's past sales data (which can also be incomplete for a variety of reasons) but the *Zestimate* 8:21 quoted. Zestimates aren't just "not exactly correct" in Los Angeles, they are frequently WAY off.

I fully understand that 2260 DID NOT cost 30m to build and isn't worth 10m now. I don't need a crappy site like Zillow to tell me that. What part of that don't YOU understand??

NO, my point in asking the question that way was to demonstrate the zillow zestimates CAN SOMETIMES BE ACCURATE. 4.75 is the zestimate and if people think that is close, that proves my point. A Sunset Plaza area house the size and amenities of 2260 should be worth 6-7M in today's market. The fact that this particular house is only going to appeal to a very very small clientele means they are either going to have price chop drastically or wait a long time for a buyer.
