UPDATE: Robbie Williams

Your Mama just received a breathless ringy dingy from Lucky Lady Lenora during which she informed us that she heard that recently rehabbed British pop star Robbie Williams got some cold real estate feet and backed out of the $15,000,000+ contract he signed for a big ol' house up in Beverly Park.

The details we received are slim at best, but ol' Lenora did whisper in our big ear that bad boy Bobbie is likely to lose at least a portion of his deposit in order to compensate the sellers for their time and trouble.

Perhaps Mister Williams decided to stay put up in his current crib behind the guarded gates of the Mulholland Estates which is, not incidentally, much closer to the private soccer pitch he had built on Mulholland Drive than that behemoth in Beverly Park.

It would be interesting to know if the California realtors are avoiding listing the "days on the market" in their property detail sheets. Everyone keeps saying that the top end of the market is protected but I will be surprised if all sectors don't slow down even more. I think there are very few trophy houses which will escape drastic devaluation.........even in your precious Maleeboo.

how about the "russ weiner" rockstar mansion on 1235 sierra alta way

it was listed at 13.9

it was taken off the market and now it is back up for get this........

now it is listed at 17.5 MM

what is up with that ?

did the agent lose his mind ?????

zillow says it is worth 4.3MM tops

Anonymous said...

1235 Sierra Alta Way is not selling simply b/c it's gross ... The buyer will have to be blind or have zero taste to buy that pile of shit!

Anonymous said...

How many times is someone going to quoteZillow as an accurate appraisal source on here? Are you an idiot?

Not one high-end house in LA is ever quoted on Zillow as anywhere near what the market dictates its worth. Zillow is horendeous inaccurate except for in small towns and subdivisions of nearly identically tract houses where features and dollar per sq ft are identical house to house.

Anonymous said...

I think some of you with the bottom is never come are going to be grossly surprised when that deal you are waiting for never comes and prices and markets start ralley-ing back up unexpected.

Anonymous said...

Mama,

According to Mr Big Time, Mr Ron Tutors massive un-finished mega mansion purchase in Beverly Park recently closed at $32.2m not the $36.7m that the Wall Street Journal reported. ( They seem to never get the details right ).

Anonymous said...

1] Anyone who quotes Zillow has either lost their mind or never had one in the first place.

2] Russ Weiner seems to have zero taste in houses. I wouldn't give the time of day to any property with his name attached to it. That Sunset Plaza pile that needs to be imploded is even worse that the Sierra Alta house.

Anonymous said...

2260 Sunset Plaza is remarkable - amazing view and a great place to to have a party - get the women drunk and take advantage of her.

2260 Sunset Plaza cost $30m to build so it is a bergain at the price Russ Weiner wants

Anonymous said...

2260 Sunset Plaza is trash - The view can't save it and it is a liablity lawsuit waiting to happen if you have a party there. Even drunk homeless women won't have sex with you there.

2260 Sunset Plaza cost $30m to build but looks like $3. The idiot who built it and Russ Weiner still can't sit from the taking it raw they got on the deal.

Anonymous said...

OMFG!!! ... I still can't believe 2260 Sunset Plaza appeals to people! ... It's one of the nastiest houses in LA & I dread to think what kind of woman would be impressed by it [trashy LA whores impressed by money? - likely] ... Owning that house certainly isn't anything to boast about - I'd be ashamed!

Though it's in contract at the moment so obviously someone with zero taste is flashing their cash ... or hopefully a developer is gonna demolish it & build something pleasant!

Anonymous said...

I heard whispers of a possible low ball sale to a developer who would tear it down. I thought it too much to hope for. My dog even cringes when we walk by.

Anonymous said...

2260 - I'm going to speak to the agent and offer $4.5m conditional on finance.

Anonymous said...

who made up the 30million figure? The guy selling it?
That house is made from poured concrete and zero finishing expenses or decor.I doubt it would cost more than 1 million to construct that abomination.Looks like a glorified parking structure. That aint no home for a human being. What a POS.

I have been away from this site for a long time, just came back to catch up, great for info. but do you posters really have to be so "nasty and cranky" on here, why is that. there is a way to express your likes and dislikes about something, offer suggestions share information with out trashing the person or their house.hope everyone will sit back and be a little more respectful and polite, it does not read well.

Anonymous said...

I back the $30m - that was the cost back in the early 1990's when the house was built.

Built for a german industrialist - hence the eye sore

Anonymous said...

poured concreate is a shit load more expensive than a woodern frame that mansions are now constructed of.

2260 is probably the best constructed building in LA. If the place went up in flames, the whole thing will still be standing!

Then lets pray for a very small, localized earthquake that swallows it whole.

It's a carbuncle of a residence that only a certain penniless moron would lust after.

Dreams of getting laid by a nasty, drunken whore who wouldn't mind being seen entering it? Eww; funky STDs, to be sure.

Re: 2260. There is no documented proof that it cost anywhere near the range of 25m to 40m that gets rumored on the web. The cost to build was more like 2.5-4M. Most brokers think the original listing agent either made an error in an overzealous sales pitch or was misquoted.

The sales history reflects the accurate value - 3M in the mid-90s, 5M in 2000, and it might have been up to 8-9M in 2005 but is only worth about 6M now.

The worst part is the house can't very well be updated to reflect today's tastes. It either has to find a specific buyer who wants to relive the 90s or it will face a wrecking ball. Seems like it is going to be wrecking ball.

"I back the $30m - that was the cost back in the early 1990's when the house was built. "

What do you back that statement with?
A guess,a sellers pitch,a brokers pitch?Just because somebody says 30mil theyve got to substantiate that wild insane claim.
Materials were dirt cheap in the early nineties especially cement.Even today you could pour that for under a million.

It's a nasty market out there. Buyers are rare, sellers are delusional, and Realtwhores are starving. It will get worse for the next 24 months at minimum.

Anonymous said...

Let me write SLOW for the short bus readers.

Zillow is only meaningful in areas where the houses are all comparable. Like suburban builder communities of almost identical houses.

Take the current topic -

2260 is a 9800 s.f. 5 or 7 bedroom, 8 bath, 15 year old house.

A couple of doors away is:

2199 - a 1176 s.f., 2 bedrooms, 1 bath, 52 year old house.

You can't compare apples and oranges (or in this instance, a rotten pumpkin with a peach).

anon November 9, 2008 8:28 PM sounds like a pissed off "buyer" that cant afford anything but a studio in North Hollywood. Loser

Anonymous said...

Yes, we know zillow zestimates are not exactly correct! So please stop repeating this, you idiot! BUT what zillow is good for is PRIOR SALES HISTORY which tells us that if this pile sold for ~$5M in the year 2000, there's no way it was built for ~$30M in the early 90's. Also, it can tell us that if it zillows for $4.5M and it sold for ~$5M in 2000, with the current MARKET CRASH, it's probably not worth $10M. UNDERSTAND KNOW?????????????

Anonymous said...

hopefully, realtors while die off like travel agents and dinosaurs and all real estate transactions will be done with the buyer and seller directly via the internet someday. real estate agents are the most worthless pieces of shit ever known to man and they provide no function and no value added to humanity or the transaction. i see the asteroid coming.

Anonymous said...

Anon 5:15 you are an idiot! Zillow saying its worth $4.5m and selling for $5m in 00 have nothing to do with each other or its presently market value really.

And its understand NOW not KNOW, dipshit.

5:15 - No one is talking about Zillow's past sales data (which can also be incomplete for a variety of reasons) but the *Zestimate* 8:21 quoted. Zestimates aren't just "not exactly correct" in Los Angeles, they are frequently WAY off.

I fully understand that 2260 DID NOT cost 30m to build and isn't worth 10m now. I don't need a crappy site like Zillow to tell me that. What part of that don't YOU understand??

Anonymous said...

Are you saying that the zestimate of $4.75M for 2260 is way low? He was asking $9.9M.

Anonymous said...

Anon 1:34

What are you talking about? No one said 4.75m is way low. A couple of people have said 10M is too high and a couple of people have said zillow is crap.

Anonymous said...

So how does everyone feel about the $4.75M zestimate for 2260? High? Low? or Close?

Anonymous said...

A better way to phrase that question to avoid a discussion of Zillow and it's Zestimate would be to simply ask the children if they think the house is worth 4.75m.

Anonymous said...

the realtwhores are angry and restless in this downturn!

Anonymous said...

NO, my point in asking the question that way was to demonstrate the zillow zestimates CAN SOMETIMES BE ACCURATE. 4.75 is the zestimate and if people think that is close, that proves my point. Personally, I think zillow zestimates are often high if anything. I'm looking forward to the day when zillow and/or the equivalent displace realtors and cause their extinction.

Anonymous said...

The Zestimate on my maid's house in Lancaster was right on the money. They bought it for exactly that price. But sometimes she has to call her husband and have him flash the porch lights so she can figure out which one is theirs in the sea of anonymous cheap boxes.

Anonymous said...

Why don't we all stick to discussing the house and what we feel they are or aren't worth not what some half-wit website says. Not one comment lately has been relavant to anything but a bunch of idiots who need place to say crap bc no one in their real life gives a shit what they say.

Anonymous said...

I'll give Weiner 2M for land value but he has to haul away the scrap concrete.

Anonymous said...

A Sunset Plaza area house the size and amenities of 2260 should be worth 6-7M in today's market. The fact that this particular house is only going to appeal to a very very small clientele means they are either going to have price chop drastically or wait a long time for a buyer.

Average Joe here

2260 was built for 40 MM in the 90's

there was an article long ago in the LA and NY times that talked about a loony billionaire german industralist that was building a castle in the sky for 40MM in the 90's

look it up on the net and you will find it

btw

with GM going to zero

where will the dow end up ?

where will high end estates end up ?

I say 90% discount

what do you think ?

I will be buying next year CASH !!!!!!

I have my eye on some grand view properties that are still listed for 4MM, I am waiting for them to drop down to 500k each, do you hear me mr agent ????

I will not pay a penny above 500k for those properties on grand view

Anonymous said...

What do we think?

We still think you are an idiot. 2260 DID NOT cost 40 million to build.

I would say show us a link to the story but we all know you will lie, squirm, and attack people for calling you out...AGAIN. And never show any proof.

GO AWAY DUMB ASS! This isn't the "sky is falling" blog. It is an ENTERTAINMENT SITE.

I still see Ed's Summit mansion on the market.... guess he didn't live up again, and oh yeah, the Palmbeach manse sold for $100mm oh wait, no when records clear its $95mm. They all lie for their BS ego's.
