UPDATE: Cher

It's back.

Your Mama had a few minutes to spare this Saturday afternoon so we thought we might peruse the new listings out in Malee-boo and we were surprised to find that Cher has put her 13,126 square foot I-talian Renaissance extravaganza back on the market.

The children will recall that Cher hoisted her humongous house on the market in August of 2008 with a mind numbing asking price of $45,000,000 and after nearly 9 months and no buyer, she took it off the market.

Well chickens, Cher's lair is back on the market with a new, improved and lower but still toe curling asking price of $41,000,000. Listing information shows the 6 bedroom and 7 pooper pile sits on a 1.72 acre lot that also includes an infinity edge swimming pool, guest house and a suspended tennis court, which means you can drive a damn car under it. Interior appointments include a theatre, gym, office, den and, natch, living and dining rooms. Your Mama likes to imagine La Cher has got a wig room too but we have no direct knowledge of such a thing.

As we snitched a few weeks ago, Your Mama heard recently that Your Mama's favorite V.A.M.P. received an offer in the forty million clam range but, as we heard, she pussy-footed around like time was on her side and the buyer itchy feet and moved on. There's probably more to the story than that, but that's what Your Mama heard one day not too long ago while standing around all big-eared at a twenty-million dollar manse in Beverly Hills.

Cher is swell but I would like to ask the Chillun for some help. Why is it that about every ten days my Google blog name disappears from the comments name options? I have to sign up again and do so without difficulty. I notice they refer to my "account". Am I supposed to be paying someone?.......I have not so far and probably wouldn't. Any information would be appreciated.

It's a tremendous house, with arguably the best location in Malibu.

You don't to buy the decorating with it!

Also, compare it to the lunatic 65m house available in Malibu. This is a far, far better house than that one.

I agree that Cher's probably lonely in that big 'ol house of hers. Her duplex in Sierra Towers is busy, closer to friends and filled with interesting residents who Cher is friendly with (Diahann Carroll, Elton John, Nikki Haskell and Joan Collins among them)...

I don't like Cher's Malibu house. It's not on the ocean, I don't like the style...that said...I do enjoy Cher, so I hope she gets what she wants.

Not being on the wet sand is a good thing. It's on a bluff above the water, that is partly why it is worth so much more.

I meant young kids. Big houses should have lots of children laughing, playing, talking, getting into trouble. This just feels so empty: Cher, a house keeper and gardener and a security shack. That seems sad to me.

I agree, move into Sierra Tower and keep socializing with others.

First off, the $65m house is on the ocean, which Cher's is not... and while bluff ocean lots are desirable and worth more than low ocean lots... a bluff lot not on the ocean is NOT worth more than a direct ocean front lot.

Cher's lot isn't even that big, the lot several times its size was sold recently in the $7-8 m range... you could easily build this house for $10-15m and that's being extremely generous. The price is insane. It's maybe a $20-25m house at best.

As for the pictuers the first poster posted... the house looks NOTHING like that anymore. I was in the house when it was on the market and those pictures are from shortly after she built it, she did a massive redorating job and its much more simple now.

Anon 1:14, You must not live here? Add a few mil if it is on the water. Even more if it has a large waterfront lot.

Cher's house is in the "brushy" brush fire zone and is surround with unsafe non native planted trees, like palms that burn like wild tiki torches in Santa Ana winds.

Anon 4:31 PM, you are very confused. The Hampton's houses you linked is on the bluff, that is why it is more valuable.

Also read the Malibu real estate blog regarding the difference between wet sand and dry sand houses.

Most important, Cher's house is NOT in a fire zone. To the contrary, it is in one of the safest areas, both on the beach side of PCH and because it is below the small ten house Puerco Canyon neighborhood with Reggie Miller's and Steve Braun's houses.

Yes 41mil is too high, but subtract the standard 30% from list to sale of malibu estates, and it comes to $29, just a bit overpriced its $25million real value.

Not "on the sand" or "on the bluff", but a little inbetween. It's raised a little off the sand, which makes it more valuable but it's only a few steps down to the sand. That stretch of Broad Beach has small rises where many of the houses are a little above the sand, but others are almost level with the beach.

Anyone with half a brain knows water FRONT is more valuable.

Yes, being on a bluff can ad value.. but thats waterfront bluffs... sand beach is still more value than an off the water bluff and you are about as stupid as average joe if you think otherwise

I just viewed the interior (thanks to the earlier posted link.) Just about every piece in the house is FRINGED. I can't recall seeing anything quite like it. Nor am I anxious to see it again.

The views from the interior are gorgeous. Is the road that goes between the house & the ocean a private one?

7:39, you don't know much about real estate in Malibu, or manners.

One reason the very best bluff properties sell for more is they have acreage. Another reason is the houses are three to four times as large.

These houses can not be built on the sand in Malibu. The lots are too small to start with.

People buying a 3000 sq ft dry sand cottage for the weekends are not the same market as someone buying 12,000 sq ft estate to live in 24/7/365.

10m on the sand houses are common, but the 20m or more estates are more prevalent off the beach, if only because there are almost no sand lots to build such houses.
At the same time, of course a 3000sq ft cottage on sand is worth more than most 3000 sq ft cottages above the sand.

I'm not sure about California, but here in Hawaii there are a few different kinds of "frontage" with pros and cons to each.

"Beachfront" - you walk out of your back door thru a yard and onto sand. Houses like this have little privacy and get ripped off all the time. There is also the issue that BEACHES ERODE. Here your property line is marked by the high tide line. Several homeowners have been taken to court for trying to plant hedges near the water and expand their lots.

Lots of older lots had seawalls built to prevent the beach from eroding - problem is it makes the erosion down the coast even more severe. These aren't allowed anymore so if you want this 'waterfront' type of property you need to buy an older house & demo the structure. LOTS of this going on right now. You don't get a beach - the waves slap right up against the seawall.

Personally (if I could afford it), I'd prefer to be higher up with a view, security, & privacy. I also wouldn't be as worried as my downslope neighbors during a storm.

I know our lot sizes are much small than California, but I'm pretty sure Mother Nature is working in both places.

Where are all these $20M off the water estates in Malibu. Granted, there are a couple but for better or worse, watefront, on the sand properties are generally more expensive.

Personally, with the rapid rate of erosion in some parts of the Boo, i'd def. want to be up off the sand even though it's a lot more fun to live on the sand.

Lot sizes in Malibu Colony and most of Malibu are long and very skinny.
Better be good friends with the neighbors, since houses and windows are tightly stacked next to each other. Double lot sizes are at a premium.

Only the Northern Section of Malibu has large lots, but these houses are set back on the bluffs with steep trails to the beach.

Some of the largest houses in LA County are built on sand in Malibu.

Check out the square footage on these monsters. Only thing holding them back from building even larger is the lot size.

She is in a MAJOR fire zone. ALL of Malibu is in a fire zone! Suzanne Somers house was right on the beach and it burnt down. Does not matter where you build in Malibu, in Santa Ana Winds the fire always burns down the canyons to the beach.

People in Malibu do the following before the fire season each year -
Clear 300 feet of combustible brush or chaparral surrounding the house (the state requires 100 feet). Make sure your landscaping does not include combustible plants like juniper or lavender near the house.

Cher is not smart for planting that many palm trees around her house. Ask any Fireman out here, they will tell you palm trees are very dangerous in fire areas!

If everyone wanted to live at, on, above or near the beach..........some of these highpriced listings might have a chance of selling. Along with the beaches, California's leadership as the best place to live is also steadily eroding........this will be good news to all the snobby California elitists who want everyone else to move away. This, along with the state financial ills, and draconian nannystate smoking policies, should help. I'll take my lovely Georgia any day!

Some of the commenters here obviously have never been to Malibu. Calling all of Malibu a fire zone is ridiculous. Cher's house is not in a fire zone.

There are a few big houses on the beach, but smaller houses are the norm, and they have no acreage. It's sardine city. Of course the biggest houses, like Eisner's and Marcy Carsey's, are not on sand.

Right now there are 24 Malibu houses listed for $12,000,000 or more. 6 are on the beach. The rest are on the bluffs or inland.

Half my family lives in Malibu and many have to evacuate during fires each year.

Basically it is ALL HIGH RISK Fire area with HEAVY BRUSH. Go to any fire station in the area and ask. They will tell you the daily fire risk level.

And check the maps put out by the state, Malibu is rated as one of the HIGHEST RISK areas for brush fires.

Your an idiot 3:53... there is a difference between an ocean side bluff and off the water bluff. Most of the houses you are claiming are on bluffs, are on bluffs... but they are directly on the ocean! That is still ocean front you dumbass! Yes, the down on the sand lots are small... farther west the bluff lots are mostly acre plus... Leo's old house, Brad Pitts place, Courtney Cox... etc.... those are OCEAN FRONT BLUFFS! Cher's lot is a bluff completely off the water which makes the price insane. You could buy the lot next door to Brad Pitts house which is BIGGER than Cher's and build for half of what she's asking. Or you could buy the 5-acre ocean front bluff parcel that the IHOP house mama talks about is on and still build for far cheaper and have 5 acres not Cher's piddly 1.72 acres.

As for the house in Miami and the house in Malibu... the house in Malibu looks similar bc Cher had it designed to look similar. You people need to get a clue with the bullshit you try to spew as facrs.. Cher's former house in Maimi was built in 1953....now I know Cher is damn old and plastic... but unless she built that house when she was 7 you don't know shit.
