UPDATE: Nicole Kidman

Thanks to a number of cobbers Down Under, Your Mama has learned that Australian actress Nicole Kidman Cruise Urban has finally sold her Darling Point digs which she quietly listed in the spring of 2008 with a rumored asking price of $20,000,000 (AUS). Recent reports identified the new owner of the Yarranabbé Road property overlooking sensational Sydney Harbor as an Australian born, Monaco based former stockbroker who coughed up $13,200,000 (AUS)–or $10,337,052 US bucks at today's rates–for the 3 story and 4 bedroom villa that is reported to measure a whopping 1,068 square meters, a number or trusty currency conversion thingamabob reveals is around 11,500 square feet.

Miz Kidman, who reportedly sold off the villa because there was very little outdoor space for baby Urban, has not given up her Aussie real estate roots altogether. Sometime in the summer of 2008, porcelain skinned and puffy lipped Mis Kidman and her country music crooning huzband Keith Urban splashed out around $6,500,000 for a 110 acre spread called Bunya Hill in the Southern Highland area about 1.5 hours outside Sydney.

Back in the United States, Miz Kidman and Mister Urban own a couple of properties in the Nashville, TN area including a big house in a gated suburban Nashville community for which they dumped $3,470,000 in April of 2008 so they would have a place to shack up while building new digs on a 36 acre farm in nearby Franklin, TN.

Also in the summer of 2008, Mrs. Tall and Mister Short forked over $4,700,000 for a contemporary 5 bedroom house in the same Beverly Hills Post Office neighborhood that Jessica Simpson, music maverick Guy Oseary, tee-vee titan Tom Freston, and bling queen Kimora Lee Simmons own homes.

For a number of years, Miz Kidman apartment hopped around Manhattan luxury rental apartments (including a large unit in the same Chelsea building Your Mama and the Dr. Cooter once called home), but she's long owned a glassy condo at one of the Richard Meier designed towers on the West Side Highway which we hear through the nice gay decorator's gossip grapevine is getting a little touch up to the day-core.

Nicole is starting a new film in NY in June so I wonder if the NY condo is finished with the redecorating. Also, Nic and Keith always talk about living on the Franklin farm, so I wonder if the new house is finished or they just remodeled the existing (and fairly small) house on the property. Nic is my favorite actress and Keith is my favorite singer.

I've always liked Nicole, and can't help being glad that she's finally managed to sell her property, although at considerably less than she had hoped to get. Gorgeous views here, but no yard to speak of, and if it were built any closer to the next door condo building, it would be attached to it.

I became very ill last week, and have lots of catching up to do. Missed you Mama, and good to be back. Thanks so much for your dee-voon articles :)

Keith said in a very recent interview that they do NOT have a home in the LosAngeles area but are thinking of maybe someday getting one since they do spend time there. Again, according to recent Keith interviews, the live on the farm in Tennessee and love being there because they can live normal lives, aren't hounded by the ugly paps and have become a part of the local community as anyone else would.

A] He's Monaco based. There is no such thing as a tax payer in the Principality.

B] If he's a Monaco resident then he's had his dealings/criminal file etc etc scrutinized before being issued a residents permit. They are strict as hell!

I always thought Australians were taxed wherever they lived in the world therefore I would imagine it's pointless even living in Monaco. Much like it's pointless for Americans to live in Monaco.

12:29, perhaps you misunderstood what Kieth said. He and Nicole bought a home in the Beverly Hills post office area of L.A. on guard gated Lime Orchard Road sometime back in mid 2008. You can read Mama's article relating their purchase HERE.

angeleyes, perhaps Mama got the wrong info...or somebody was telling the wrong info about the LA house to make it look like Nicole finally purchased a place closer to her kids after years of not having one. I also heard that radio interview & Urban did say that they DO NOT have a place in CA. They always stay, even just last week, at the Beverly Hills Hotel or whatever that pink place is called. Or hell, maybe Nicole bought the house & didn't bother telling Keith about it.

Harking back to Mama's original post, I am still worried about the inevitable presence of venomous spiders in Nicole's sold "villa". If the guy paid seven million less than the asking price, he can well afford to engage the Orkin folks or whatever business depestifies in Australia. It could be that Ms. Kidman's pale porcelain complexion is the result of arachnid related hemolytic anemia.

Anonymous re: taxation of Australian expats - If you look at the ATO guidelines, Australian's who are non-residents are not affected by the changes to taxation (under guideline 23AG). Therefore if you're an Aussie expat and you're a non-resident (just like our Monaco based buyer here) you will not be taxed under the ATO. I'm not sure about the arrangement for Yanks under the IRS, from memory I think they have an expatriate tax.

Assuming you're inquiring about my comments on the Monaco based Aussie purchasing in Sydney..yes the purchase will be subject to Stamp duty, GST.

The Monaco buyer will also be subject to an annual land tax and if he/she decides to sell or rent it out, will be subject to CGT as it's considered income derived within Australia.

My previous posted comments were based on the assumption that he/she is a non-resident and therefore is not affected by tax in Oz. Hope that helps.

Doesn't Kelly Ripa and her family live in an apartment in Soho that was previously owned by Nicole? Or at least part of their apartment now was owned by Nicole? I think Kelly and Mark took two apartments and renovated it in too one big apartment.

It was mentioned in the Sydney press here last week that Nicole and Keith have now purchased a penthouse unit in Milsons Point, Sydney overlooking Sydney Harbour. Should check that out. :)
