Your Mama Hears...

...from someone who works the better streets of Brentwood, CA that Jenifleck (or whatever damn moniker the gossip glossies have taken to calling Ben Affleck and Jennifer Garner) canceled escrow on the big house on N. Carmelina that everyone including Your Mama reported the with child couple were buying.

Now listen puppies, Your Mama has been out of touch for a few days so we can't confirm that real estate rumor at this point, so don't go repeating it like it's the damn gospel. However, iffin indeed that proves to be true, remember you read it here first.

  4. Glad to see Mama back in the game! BTW, don't refer to it as Brentwood California. Its Los Angeles CA 90049 "Brentwood" is merely the name of the 'hood. However, if you say Brentwood California, you're talking about a suburb of Sacramento CA.

    prices will be off by 50% next year

    it is all over the news even the RE professionals are finally talking about it

    jim kramer himself said do not buy unless the sellers give you 50% off

    then hold it.

    ben and jen do not want to catch a falling knife

    who does ?

    oh and on Josh Flagg and the million dollar listing part 2

    that show was shot in 2006 and ended in 2007 so the market was not in trouble yet

    now pop the popcorn and watch the fireworks or the firesales.

  7. escrow is a standard unless you do not ask for it

    it is when inspections are done to see if there are any extensive problems

    it is also the time when bad news comes out on cnn and other sites and rumors start and buyers back out because they do not want to be left holding the bag

    why buy it now for 16 MM when next year you can get it for 5 MM ?

    at least that is what the chatter on the net is now.

  9. In CA, the standard contract allows a buyer a generous 17 days to do inspections, appraisals and lender approval. Within that time frame a buyer can back out and not be penalized. That time frame is negotiable and in very hot sellers' markets, buyers might lessen or waive the contingency periods to make their offer stronger, especially if they're paying all cash.

    It's always a good idea to have an escrow. Aside from all the inspections and loan issues, a title report is needed to make sure that a clean title is being passed from the seller to the buyer and that the buyer will actually own the house after purchase. Plus, the escrow company is a neutral third party who carried out the contract instructions and makes every one play nice (in theory-ha!).

    Anyway, Ben and Jen seem to be hesitant buyers. Isn't this the second or third time they've backed out of a deal (allegedly...speculatively...possibly) in the past six or seven months?

  12. I wonder if they backed out because all of us loser real estate detectives sniffed out the location? It must piss them off that we're talking about the address and the house as they're driving out the driveway after making an offer... I hope so. Makes all of this worthwhile. Just kidding so don't write letters...

  13. You know e.j., I wondered the same thing but if so, I would think they would restrict their search to one of the many gated communities around LA.

    Something is odd about their search. I wonder if one of them has a phobia about homes that have been lived in already? I know someone who was like that and it took years (and three brand new homes) before they got over it.
