Within that time frame a buyer can back out and not be penalized. That time frame is negotiable and in very hot sellers' markets, buyers might lessen or waive the contingency periods to make their offer stronger, especially if they're paying all cash.<BR/><BR/>It's always a good idea to have an escrow. Aside from all the inspections and loan issues, a title report is needed to make sure that a clean title is being passed from the seller to the buyer and that the buyer will actually <I>own</I> the house after purchase. Plus, the escrow company is a neutral third party who carried out the contract instructions and makes every one play nice (in theory-ha!).<BR/><BR/>Anyway, Ben and Jen seem to be hesitant buyers.
