Amazing location, architecture, very grand apartments with huge frontage, perfect floor plans, high ceilings, huge number of fireplaces, and it's extremely exclusive. -10 full floor at 65...820 Fifth Avenue has 12 apts:<br />-10 full floor at 6500 SQF net livivable space(excluding walls,elevators,service stairs...)<br />-2 duplex maisonettes -one 7000 sqf,the other 5500 sqf,maybe a tad bit above that<br />834 Fifth Avenue originally had 23 apts,16 in the oroginal building,and 7 in the new extended portion facing 64th st.<br />In the main,original buildingthere were:<br />-2 duplex maisonetter-one 7000 sqf,the other 6250 sqf(floors 1-2)<br />-2 duplexes(fl 3-4)-one 7250 sqf,the other slightly smaller(aprox 150 sqf less)<br />-floors 5,7 contained 4 small apts-2 aprox 3500 sqf,2 aprox 3250 sqf<br />-floors 6,8,9,10,11,12 had full floor apts(6500-6750 sqf)-the higher the floor the smaller the apt<br />-fl 13 has 1 apt with some terraces,proly about 6500 sqf,maybe little less<br />-one triplex penthouse(8000 sqf+ 4000 sqf terraces)<br />The new wing of the building ,facing the sidestreet has 7 duplexes-each 5000 sqf(these apt have only 30 feet on the park,60 on two floors) and are the least desirable because theyre the smallest and have small frontage.<br />Now,comparing the 2 buildings one will see that each has its advantages over the other:<br />-834-the big apts have 120 ft on CP,compared to "only" 100 ft of 820<br /> - the public rooms are bigger9 the 3 public rooms at 834,excluding the gallery) are almost 2000 sqf.At 820 those same 3 rooms have almost 1500 sqf,a considerable advantage for 834.<br />The bedrooms are also bigger ,about 20 feet deep,compared to 18 ft at 820 Fifth,also theyre slightly wider-1,2 ft wider.<br />So 834 has the important rooms-public and private bigger than 820.<br />On the outside 834 has 150 ft frontage,compare to 820's 100 ft,also has another tearred 4 floors,so its more impressive sizewise than 820.<br />820 Fifth advantages over 834:<br />- fewer apartments<br />-less public,talked about building.<br />All the apts have view on the sidestreet,at 834 because of the extension the big apts only have view on CP,but the frontage is bigger with 20ft<br />-at 834 4 beds have view on the back,major disadvantage imo.<br />-820 has lots more fireplaces.<br />-820 has a more ornate,beatiful facade and the floor plan is superior,because u have sidestreet view<br />As a conclusion,yes 834 has the main rooms larger,but the lack of sidestreet view and 3 beds having back view is a nasty thing.Yes its more massive bldg but less ornate.Overall it is a slightly grander,more famous bldg but the floorplan is inferior and has twice more units.The large number of duplexes isnt an advantage,considering most those duplexes are lower 4 floors and the narrow ones facing the sidestreet.So no advantage really.<br />Also the dining room at the full floor simplexes is not on the avenue-big disadvantage.<br />Also the master bed is smallish .With no fireplace.<br />Its very hard to pick one over the other.<br />It would be a very very close call.Exeterior wise,820 is more beautiful and dignified.834 has grander rooms,more and bigger windows.I would love to live on 820s 11th floor or 834 12th floor.<br />Overall i think 834 is slightly better building.Barely.But the lack of sidestreet view on the large apts is huge disadvantage.<br />Theyre the 2 best overall buldgs on Fifth,and therefore NYC.<br />Theyre both fantastic,one with bigger rooms ,one with better floorplan .<br />Luciannoreply@blogger.comtag:blogger.com,1999:blog-7179311615101890268.post-49948489031293614292012-10-01T13:05:32.218-07:002012-10-01T13:05:32.218-07:00If memory serves me, there were two duplex maisone...If memory serves me, there were two duplex maisonettes at 820 when the building was originally built which encompassed the entire first and second floors of the building. The southern duplex was the larger of the two units but whether or not they are both still intact is anyone's guess. In fact, the former Root apartment, which is now owned by a South American based couple, has a drawing room that is 30x 58 with a ceiling height of 22 feet. The rest of the apartment has 12 foot ceilings. <br />At 834, some of the duplex apartments are bigger, but many are smaller than 820- especially the simplex units. The ceilings are the same height at 834- 11 feet- but the windows have a better proportion than at 820: they are longer and dip lower, giving an illusion of more height. <br />820 is roughly 100 feet wide on the park side by 90 feet on the side street. <br />In the 1970's the building bought the brownstone directly behind it and demolished it for a parking lot, which can only be used in the daytime for waiting drivers- no overnight parking.
