UPDATE: Clearly Your Mama can't leave the damn children for even a single day before they start ripping on Canada and all those lovely and too-tanned old people in Palm Springs. It's like elementary school children fighting on the playground slapping each other just to slap each other.
For the record, Your Mama lurves Palms Springs, but then again, we're as old as the Coachella Valley itself, and except for the bitter cold, we love Canada too and have never understood some American's dire desire to be superior to Canada.
We have surfaced from the deep and will be bringing you some good real estate pornography shortly. But keep in mind it's deep in the month of August, and most real estate gossips are taking some time to sun their buns and bbq their corn, so forgive Your Mama if we aren't as prolific as usual.

flippin out last night talked about palm springs, whats the big deal with that area because all this east coaster knows is that its a freakin desert.
Realestate Market is Great here in Western Canda. Due to the Oil industry. Home values have been going up by 25 to 35% for the last 4 years.
All I ask to my American friends is to please continue to consume more foriegn oil.
Please keep buying SUVs. (Remember nothing says success like an H2 or an Escalade.) Remember to take out a home equity loan to pay for the suv.
Please continue over leveraging yourselves.
Please continue to devalue the American Dollar.
Please continue to not pay your mortgages.
In a year I look forward to buying a nice vaction home for a fraction of its worth.

It's pretty bad here in Carlsbad, CA. I'm moving to Canada.

I agree with the Canadian - we are digging our own graves here in the U.S.
Anyway, we live in Columbus, Ohio (shut up!). The market here was pretty good the last 2-3 years and our area didn't have a huge bubble like the Northeast and California. However, we are just now feeling the slow down. Not a bubble burst (since we never had a bubble), but a slowdown. Things are taking longer to sell, and selling for less, but it's not horrible. The houses are all selling eventually.
PS - to legitimize myself, I'd like to state that I'm a NYer and my husband is a Bostonian and we like Columbus and laugh at our friends and family in the northeast and how much $ and time they spend on everything.
I am not tired anymore because I have just awakened.
Pacific Northwest continues to appreciate well. Seattle's up 8% overall over the past 12 months, but some hot spots are, of course, higher than that. Portland, Oregon is up 7.9% overall, with some hot spots in the 12-14% range. Homes are taking longer to sell, and there's certainly more inventory on the market, but prices continue to climb. But the Pacific Northwest was undervalued for a very long time, so there's still a ways to go to "catch up" with the rest of the West Coast. People still moving here in droves and strong job market. (By the way, everyone's much better off living anywhere east of Colorado. Really. It's not as pretty and affordable as they claim. Stay away. :-) )
Multi-family units here are flying off the shelf with all cash offers, well over asking prices, investors doing crazy things like waiving inspections on 100+ year old multi-plexes, non-refundable down payments.
Good market, but nothing's as strong as we hear Manhattan is.
It'll be super interesting to see what develops over the next 12-24 months.
It's too bad about Canada. They were "on sale" just five years ago with the CAN dollar valued at just .65 cents US.

Hmm.. to the anonymous Canadian blogger, America has it's probems no doubt. Condescending to and insulting us for the benefits you enjoy as a result is rather vindictive when you could just as easily choose to be neighborly. For the record, an overwhelming majority of Americans are disgusted with our current president, his administration, and his policies too. Expect things to change in a radical way next year.
The Canadian who left the rude comments is obviously from Alberta where the oil comes from. Please excuse them, they are the Republicans of Canada. San Francisco real estate remains very strong. Location-location-location remains #1 rule here. In most neighborhoods, if all the repairs and cosmetics have been done, a bidding war will ensue. Depending on the location in SF, a fixer will go for asking or just a few thousand below. I saw this listing at Trump Park Avenue (502 Park Avenue) in Manhattan, NY in February 2007 priced at $1.89 million.
A buyer bought this 770 square feet (!) apartment in May 2007 for $1.65 million and now they're trying to sell it for $2.565 million, fully furnished.

My dad fantasizes about moving to Palm Springs and the attraction is the golf and the weather. He also loves that even the old people are youthful, fit and tan. Where he is from the winters are very cold and the spring and summers are insanely hot and MUGGY. He would welcome the heat, but he can't stand the humidity. Hence his obsession w/ moving to Palm Springs.
Market not so hot here in San Jose, CA (SF Bay Area south). The houses in my middle class neighborhood (tract homes) are not selling and I can't believe some dumdums continue to put up their old non-remodeled ugly ass homes for sale at ridiculous prices. Anyway, as a N.Y'er I don't rlly think the market is red hot ... perhaps more so than the rest of the country but compared to other similar cities in the world [London/Paris/Tokyo] N.Y is pretty slow.
About San Jose...I used to live in San Jose -- we got out 2 years ago, when things were still going for ludicrous prices, and haven't regretted that decision needless to say!
Now we just bought a newly built condo in Austin, TX and have already seen new units in our same neighborhood selling briskly for at least $10k more than we paid a few months ago, so we are feeling happy about our choice. Austin still has reasonable prices (you don't need a jumbo loan to get a great piece of property here), good jobs, and steady growth, so we will sit tight for a while and enjoy ourselves, and I know when we eventually go to sell we will be OK...

Palm Springs is a beautiful part of the world. If you're picturing a big flat sandpit of a desert, guess again. The Coachella Valley (home of Palm Springs, Rancho Mirage, Palm Desert, Indian Wells, La Quinta, and others) is surrounded by beautiful mountains. It does get a little warm in the summer but it does not have the humidity that accompanies the heat in much of the US. As for the old folks, well... I have to admit.. I hate the winters when the old folks flock to the desert because most are horrible drivers. There should be a law restricting those old folks to only driving their golf carts around the country club.
Go easy on the Canadian. It's called humor, lighten up.
Many are painting a rosy picture in their local markets, but the subprime fallout and impact of ARM adjustments won't make the big hit until the NEXT twelve months.
Those bonuses won't be paid this year and weekly, big hedge funds are closing their doors. Here in Boston, we have seen a few record sales this year but volume is way off. We are lucky, our inventory is down because a lot of the overpriced property has simply been taken off the market.

many people buy in Palm Springs and stay there in the winter and have a home somewhere else for the summer. There is great golfing- if you like that i hate it- and on the plus side some fabulous modern architecture- Alexander's. Also a very lively gay community. My best gay friend has a place there he stole 4 years ago- worth triple now- and an apartment in Santa Monica. I also hear that many people have places in Lake Arrowhead- like I do- and travel back and forth. Though it's been in the 90's on the lake this summer- usually never above 80. We are staying in Beverly Hills in the air conditioning instead.
If you've ever wanted to move to Canada, just watch "Buy Me". Very typical of how much even Canadians hate Canadians. I think it's the weather and the great artistic anal fisting known as "Canadian content".
And please, show me one country where the government is not corrupt. And I'd bet my 401K it ain't Canada.

As much as I do love PS and don't want to see Tucson become God's Waiting Room, tell your parents to consider Tucson. Full of great golf courses, open spaces and an absolutely gorgeous desert. Prices and the AZ taxes are much better than CA. Also easier to fly in and out of than PS. And closer to Mexico for those cheap prescriptions...

Hey Canada, your "oil industry" will not protect you from the same fate that the US housing markets have endured. All of those people who are paying "35%" more than the last owner payed, will have much larger mortgages. Canada is not Saudi Arabia in the sense that your oil reserves insure every citizen drives a Rolls Royce. Canadians are NOT immune. So in 4 years when your market tanks, maybe I will consider a vacation home in Western Canada. Oh yeah, Canada sucks.

I'm in eastern Canada, and the market seems to be rising slowly but may have plateaued (plateaud?) Anyway, it doesn't do any good, since if I sell now I still have to live somewhere at an inflated price, and my income's largely the same.
I also have to say I'm hurt by all these nasty anti-canadian comments. Mr Alberta was indeed rude and his comments were totally uncalled-for. Not all canadians feel that way. Don't tar us all with that brush, and please don't continue to slag us as somehow sub-par. We are for the most part nice folks, though there are a few assholes among us, as always. Our differences don't make us any better or worse, and our current administration is certainly as corrupt as any you'll find (or more!). Our system just works differently, end of story.
Oh and I wait about a month for a proper Dr.s appointment, but if it's an emergency I just walk in for free anytime. It's one of the cool things we can do, along with skiing and tobogganing and wearing polar fleece four months out of the year. This isn't superior, just different. Sometimes, around February, I wish I lived in Palm Springs.

As a retired US Air Force Master Sgt, I used to appreciate Canada as an ally but over the past number of years, I have to say they I really don't give a rat's ass what Canada (only the French are worse) thinks of us and may I just point-out that the CANADIAN started this mess and I call b.s. on it being "humor". So y'all can just go back to your high unemployment, socialized (ha!) medicine and your poverty due to unGodly taxes and pour yourselves a big steamin' cup of shut the hell up.

Just for the record, I've spent a LOT of time in Canada from Newfoundland to the Yukon Territory. I've met several very nice/friendly Canadians along the way but for the most part, I got the impression that most just want us (Americans) to give them our money and GO AWAY and God-forbid they learn you are American military!
It's a beautiful country, albeit, shabby and rundown, but that's mostly due to their government, I think...I hope.
Bottom line is that if anyone screws with Canada, the Americans will be there to defend them and I just ask the Canucks to appreciate that fact.
As for gays in the military...there are a lot of gays in the military and despite the fact that they are required to keep their personal lives secret (to some extent) they volunteer to serve and let me tell y'all...the gays have already been through a "war" just growing-up and they will be the first to shoot if a friend, co-worker, commander, one of their troops, or their SERGEANT is threatened. Well, thank you for the comment mamma. Yes, up here in 'Igloo land'(as our friends in Studio City call it)is quite the exquisite and 'well known' area for celebs to hang out after a day of shooting and even to go shopping for a home or two. I am speaking of Vancouver, Canada and it's dripping in celeb staure. It has been for years, but since we are very laid back 'folk', we don't talk about it much. It would be wonderful if schools in the states would dedicate one subject about Canada on it's history of geography and 'Entertainment'.
Where else has lushish green foliage, surrounded by oceans, mountains and a short 2.5 hour drive, you are in the desert. We have it all, even the Palm Tree's that made California famous, that you got, that were imported from East.
The most important thing that Canada has...it's neighbour to the south. United, Canada and the USA will be stand strong forever and learning more about each other will only make us more united as one.
