The apartment is gorgeous - LOVE the foyer and stair. The ceilings look low but I think it's because the rooms are so large. I like the layout, except for having the large terraces upstairs...I wonder if the upper Library Terrace leaks into the lower Living Room? With $10K monthly maintenance, it better not.

Weird that the pantry is on the floor above the kitchen. But i'm glad Mama noted (as i did) that the maids' room and bath seem relatively humane and liveable.

Don't know what's meant that one has to peek "over" the Museum to see the park- beyond the museum is Midtown, facing south. The one bedroom that might have park frontage seems to have no windows on that view, but i'm guesing the apt is in the (less desirable?) western half of the building, and the back bedrooms look over an interior courtyard. A nice place, great building, but vastly overpriced.

If the towers here are like the towers at the Majestic they're spectacular in terms of height and views, but awkwardly laid out because there is only so much floor space on each level inside the tower.

Helen Gurley Brown has the tower apartment in the middle, and John McEnroe has the tower apartment to the right in this picture. I was under the impression that Winestein had bought the third tower apartment, which had been gutted. I saw pictures. This is not a tower apartment. Does he have two apartments in the building, or did he sell the tower apartment? And if he did, WHY? Can you even imagine what the tower apartments are worth? The Browns have lived in the middle one for decades, and are older than dirt. Did you know, Helen Gurley was an Arkansas girl who did very well in the big apple, I'd say.

maybe I missed it-- what floors is this apt on? Had a Pencey Prep friend who once lived here-- the ceilings are higher, maybe 12', on the higher floors I think. The lower (where friends lived) are 10feet, which, believe it or not can seem low in the Beresford's big rooms--

Oh come on NY Queer. It's not that bad...the layout I mean. The staging/decor is inexcusable, and it's not facing the best direction for that building but the layout is really pretty good and the scale is successfully understated for an apt. this size.

I'd make that playroom into the home office and the upstairs office into the playroom and it would be nice if the kitchen was closer to the upstairs library which I'm guessing functions like the family room. Without fully changing it up, there's nothing to be done about the less than ideal terrace location in the master.

But the bedrooms are well separated for privacy, all the bathrooms (execpt the half) have windows, the kitchen is well ventilated, there are two accesses between floors, the staff bedroom is well sized, and this is a combo between three apartments which is tricky to do at best. It's not perfect (few apt. in NYC are) but it's a bit dramatic to call it a bed and breakfast.

I'm especially drawn to the curved staircase.. graceful, elegant, understated, and beautifully incorporated into the floor plan. Those oversized, impress the guests foyers can't hold a candle to architectural design like this, imo.

And no, I don't think it's worth $30MM, but parts of NYC and LA might as well be on a different real estate planet. Thanks Mama.
