Did Twilight Stud Rob Pattinson Buy a House?

Ever since he catapulted to international super-stardom in 2008 as the pasty-faced, 200-ish year old vampire Edward Cullen in the supernaturally successful Twilight film franchise, real estate gossips like Your Mama have spent far too much time wondering if and where publicity shunning English actor Rob Pattinson might set down some real estate roots in Los Angeles.

All the gossip glossies and celebrity-based blogs went bug-eyed berserk in summer 2010 when it was revealed 25 year old Mister Pattinson and his on- and off-screen love interest, the usually glowering 21 year old actress Kristen Stewart, were quietly shacked up in a leased Bel Air love nest on a secluded property perched directly above the sensationally scenic Stone Canyon Reservoir. It's not known—at least not by Your Mama—what exactly the young celebs paid for the hush-hush hideaway but we have seen evidence the glassy and very contemporary two-story, 1 bedroom and 2 bathroom cottage had been listed earlier in the year at a whopping $22,500 per month.

Once Miss Stewart and Mister Pattinson packed their bags and hightailed it out of Bel Air their real estate trail went bone dry. Then—listen for the screeching tires—out of nowhere: Kablam! Two days ago Your Mama stumbled upon a meticulously restored and beautifully maintained Spanish Colonial-style residence in the Los Feliz area of Los Angeles with a long celebrity provenance and quietly purchased through a mysterious trust last September (2011) for the very-celebrity price of $6,275,000.

Being a curious and industrious beaver, we dug and drilled around in property records and quickly queried a few of our better informed informants, sources and resources who included a leg up by The Bizzy Boys at Celebrity Address Aerial. Several of our contacts determined the house in question was purchased through a trust with various and very direct connections to Rob Pattinson. One of the numerous clues, noticed by Your Mama and pointed out by two of our little helpers, is the purchasing trust's trustee is none other than Nicholas "Nick" Frenkel, the Twittering, long-time manager of Mister Pattinson who is often seen in photographs standing behind his professional charge.

The walled, gated, and no doubt heavily secured house, all but invisible from the street, was originally built in 1921 for an insurance executive by architect Stiles O. Clements. In 1993 the house, then in a sad state of neglect, was purchased for about $650,000 by English actor Tim Curry (The Rocky Horror Picture Show) who fixed it up but good and had it photographed for the November 1998 issue of Architectural Digest. Mister Curry told Los Angeles magazine in 2000 that the extensive xeriscaped gardens, various terraces, amphitheater, and swimming pool situated at the top of the property, required the services of a full time gardener plus a garden consultant on retainer.
Mister Curry listed the house sometime around the turn of the last century for just under three million dollars and sold it in July 2000 for exactly $3,000,000 to a non-celebrity who quickly flipped it at a substantial loss to E.R. actor Noah Wylie who records (and previous reports) reveal scooped it up in October 2001 for $2,600,000.

Mister Wylie held on to the house for about three years when he sold it for $3,325,000 to Oscar winning cinematographer Robert Richardson (JFK, The Aviator, Inglourious Basterds, Kill Bill: Vol. 1 and II) who flipped the property in less than two years with a significant profit for $5,200,000. Are y'all following along? At the time it was sold to Mister Richardson, it was described in the L.A. Times by celebrity real estate column pioneer Ruth Ryon as having 3 bedrooms and 3.5 bathrooms in just over 4,000 square feet of interior space with hand carved and hand stenciled ceilings.

We're not exactly sure who purchased the property from Mister Richardson in 2006 but property records are clear that in early September 2011 a trust our (re)sources, including the always impeccably informed Lucy Spillerguts, can link to Mister Pattinson—or at least Mister Pattinson's people—swooped in and scooped up the celebrity-style property for $6,275,000. We find no evidence the house was listed on the open market.

Now listen, chickens, let's use them noodles for a moment, shall we? Even though all signs (and sources) point to Mister Pattinson as the new man of the house, Your Mama has no direct knowledge him ever setting foot on this property. That means it's all just rumor and gossip at this point, just rumor and gossip. Plus, the property seems, at least to Your Mama, a bit extravagant and high maintenance for such a young (and unmarried) man. But, then again, the real estate ways of the rich and/or famous are often so baffling and inexplicable to those on the outside looking in.

None of nearby famous neighbors may currently cope with the same level of global popularity as Mister Pattinson does but they are certainly no strangers to the klieg lights of Tinseltown. Gwen Stefani and Gavin Rossdale used to live a few doors down before they bought Jennifer Lopez's old house off Mulholland Drive and Kirstie Alley has been a long time resident of the immediate vicinity. Michael Balzary, otherwise known as Flea of the Red Hot Chili Peppers, is also a new resident of the low-key but very posh 'hood that butts up against Griffith Park; He dropped $4,550,000 last July acquire a gated mini-compound with a long, serpentine driveway.

One more thing, butter beans: Any of you people who have the wild notion to hop in your hoopdie and head on out to Los Feliz to see if you can catch a glimpse of Mister Pattinson setting out his trashcans or pulling out the gated driveway would be wise to just stay at home. Not only is that a damn fool thing to do, the house ain't visible from the street and we imagine Mister Pattinson employs a small army of voraciously choleric security men who would sooner chop your block off than let you roll slowly by or—heaven forfend—stand around in the street with your smart phones gawking and screaming like school girls. Okaaay?

Wow! What a beautiful neighborhood! The property is huge and expansive with so much lush greenery. The homes in this neighborhood are heavenly! I'm jealous. ;)

Kirstie's place, which is just a few steps to the east, is gorgeous as well. However, who are the "Columbian Fathers" which are located next door to Pattinson's new digs? Interesting...

From the aerial view, the grounds kind of look like skeletal remains - at least of the head and torso. Kind of spooky. I've heard of this kid, but didn't know he was that big with the crazy fans. That's what happens, I guess, when you don't read People or the Enquirer.

Yes indeed Aunt Gina I always thought Mama's role was to conceal what celebrities are doing regarding real estate, not reveal it. My, how wrong I was. And now she has had the nastiness maybe, perhaps to disturb the seclusion of somebody who makes his living by displaying himself to as many as he can. I find it interesting that people who live by, in effect, saying "look at me" resent it when people try to do just that.

Without meaning to diss this lovely home in the least, it's worth noting:

1. The house itself, although dramatic, is smallish, especially for this price: 4,026 sq ft. My abacus is not as bejeweled as Mama's, but by my count at $6,275,062 that clocks in at more than $1,500/sq ft. At that rate the Hyde Pierce place is a positive bargain and it has some view (although the Pattison lot is bigger).

2. It is very close to busy Vermont Ave. On the plus side, the Paul Williams' designed home next door is run by the Catholic religious order of Colomban Fathers as a retreat house, and is unlikley to be a serious party venue.

3. While it IS private and little of it can be seen from the roads, to achieve that privacy and seclusion it surrenders ALL posible views other than of its own gardens. Even the adjacent Griffith Park is mostly obscured by trees in the back yard and on the park border. Mostly the view is the wonderful gardens and various greens. Nothing at night!

4. The yard on this one is NOT useable, but the hillside garden was beyond beautiful when Curry sold it and does not seem to have degraded! The land is great to look at and as a privacy buffer to very-public Griffith Park, adjacency to which nevertheless poses a physical security issue for this property.

5. Although Curry's exteriors, landscaping and pools are often devinely delicious, as in this case, the interiors of many Curryed real estate roasts (even dramatic ones) are a tad underdone. While he is no vandal, neither is not famous for fastidious preservation or sensitive enhancement of complex interior detail. For example, Curry's bathrooms tend to the perfectly-acceptable-but-nothing-special white subway tile look. Don't expect ceilings and finishes of the Hyde Piece calibre here unless a post-Curry owner has spent some real additional money.

His address is no big secret in the exact same way no big celeb in LA is able to keeper their address secret. It's ridiculous to think otherwise.

There isn't a address posted here, or a street name or anything like that and there are tons of other websites and pubs (like the NY Observer and the NY Times) who post addresses for celebrity owned homes all the time.

I love Tim Curry's property eye. I saw him in the Ralph's parking lot over towards Los Feliz a couple years ago and he made a cattily playful remark about my friends' haphazard parking job. He chuckled at my response and ducked into his navy blue Lexus, while I kept straining to remember, where did I know that guy from?! Suddenly it hit me just as he finished backing out and driving away. It was so memorable because he saw me have the realization and shot me that wry, devilish smile as he took off...

2. Just because we CAN do something in life doesn't mean we SHOULD. This is what separates us from the animals.
3. Maneater-fans figured out the address by matching the picture with the addresses in the neighborhood on another website. Not linking it.
4. Kristen has had death threats in the past. From what I've seen and heard, the vile resentment some GROWN women have towards her? Creating petitions and sending them to Sony to block her from attending the Water For Elephants premiere?? lol Don't dismiss that which you have no obvious clue about. Wouldn't put it past them. Some are truly obsessed.
5. If traffic piles up with people doing drive-bys or worse, neighbors will complain and that's not good for Rob. The guy is trying to build cred in HW and he doesn't need this headache.
6. I didn't "seek" this site out to blindly complain, it appeared on my Google Alerts.

You think Pattinson cares whether people know where he lives or not? He has security, most likely gates, alarms, dogs etc, not to mention that he is gone most of the year shooting movies.

The purpose of the trust is only for legal protection purposes. You can't hide living in a house. As my grandfather used to say, you can hide and buy land, but you can't hide and work it.

This is a celebrity real estate blog, deal with it.

Thanks Mama. I'm a TWI fan and love the actors. Interesting looking house. I honestly would have thought they would have purchased something very modern. This looks way more like something my old butt would have purchased if I had $6 mill. :) Agree with the person that posted about the long trek to the pool. The garden looks cool from the aerial shot but probably not something that I would choose. The sad thing about the TWI-addicts who come here 'traumatized' that a pic of the home was revealed is they are just as crazy thinking they are buds with these actors and trying to somehow protect them. You make ALL the fans look even crazier coming on here chastising the blogger on writing an article about them when you all know you couldn't wait to get her to see what their home looked like. I wish mama would have posted interior shots. ha!

Kristen doesn't live with him. She never did. They aren't together. Rob has been spotted in the Los Feliz area. Kristen has never been spotted there. She lives in the Valley. That is about an hour or two away from Los Feliz.

I agree that he should have bought a condo instead. What does a 25 year old single (unmarried) man need a 4000 sq ft house for? And he DID overpay imo. Unless its for investment and he wants to flip it for a profit down the line but I cant see this house going for more than 6 mil in the most aggressive market. Strange. I wonder who is advising him in his investments?

The Valley is an hour or two from Los Feliz? I don't think so. You can get to Burbank in 15 minutes and Sherman Oaks in about 25 minutes. Unless you're going during rush hour. It's a gorgeous house, whether Kristen lives with Rob or not, I'm sure he has some lovely lady to keep him warm at night.

Not to pile on, but really.....I am more concerned about threats to Ellen and Portia than to Patz and the Gloomy One. Out east it is mostly preferable to NOT see the pool from inside the house, and he can always construct an appropriate little pool house nearby if need be - but what do I know. I love the potential for all the gardens and seclusion here and that it borders protected areas.

Rob can use a house and yard like this for his Brit Pack pals and his dog, not Kristen. She lives with her parents in the Valley, always has. She's never been spotted in the LF neighborhood, but Rob has many times, even with actress Sarah Roemer in Dec. when KS was still in the UK.

Sam, Marcus and Bobby have all stayed with Rob in the past few months and he likes having his friends around. They shared a flat in Soho before he was famous and now he can have them stay with him in LA. Hope TomStu and Sienna can drop by for a visit, too.

Personally, I am a fan of this blog for Mama's wit and for the great photos of houses I would otherwise never see -- being on the other side of the country and all. Before we barbecue her for "leaking this story" let us all remember that this blog isn't really like People, US Weekly, or TMZ for goodness sakes~ it is an inspired place for the architecturally curious who have a good sense of humor to hang out. Obviously, the site has been infiltrated by the most holy order of twilight guardians~ boo-hoo babies! Where does Tim Curry live NOW?? Those new pics aren't of Rob and KS's cars. His car is an old '63 Nova, not a fastback Mustang and her car is matte charcoal, not shiny black. And people who are residents there park in the garage, not the driveway, that's for visitors. If it is Rob's house, it's his alone, KS doesn't live there.

And for those of you worried that he overpaid, perhaps you'd feel better to know he earned over $25 million for the last 2 Twi movies, and he also got a percentage of the gross. He never has to work again if he doesn't want to, and he's never spent money on anything else, so he's still got plenty left.

About the cars in the driveway. Kristen's matte charcoal Mini was written off in the fender bender she was in while training for SWATH in LA. She was hit by an older Jaguar with a steel front bumper, not lightweight crap of today's cars. The frame got twisted. Rob probably bought another car as the Nova was stalked by the paps.

The reality is that we have no idea what type of relationship Pattinson and Stewart actually have. They may be madly in love or it could be all be a fauxromance, they may or may not live together, they may or may not be bisexual, they may or may not have an open relationship, they may or may not be friends with benefits. Let's face it, it's all rumor and speculation. Believe what makes you happy because honestly we will NEVER know for sure anything about them. That's the only thing I know that is true about those two.

IDK. Nick Frenkel works for 3 Arts which is a pretty big talent agency. Clients range from Jason Bateman to Tracy MOrgan. The agency also merged w United Talk a few years ago and got people like Ashton Kutcher and Jeremy Renner. It could be any of their houses as well.

Pattinson hasn't been seen at that property. Seems odd since it's a celebrity heavy area. Maybe he will be soon now that the word is out it may be his house but until then I'm not convinced.

Kristen's friends published pics of the inside of a house that looks very much like this on facebook. Also pool pics with her friends match exactly the pool and surroundings here. Best guess, it is theirs. As far as not being together, get real. Did you not see the recent pics of them together at Kristen's friends birthday bash.

I think its a beautiful house. But I totally agree that he over spent. I mean we all know that for him, it probably wasn't that big a purchase. He didn't really have to save up for it or anything. But still, 6mil USD on a house as a bachelor? Seriously? People are starving!!! Everyday, people go to bed having not eaten anything the entire day. I think its a total unfair waste of money.
But don't get me wrong, I'm the #1 RPattz fan I love the guy to death. I just think he made a bad decision.

To those of you wondering whether he lives with g.f KStew or not, we can't know for sure. Because you don't really HAVE to live with your boyfriend. You could always visit and spend nights. Not necessarily living together.
And to those like dear Jessica who still think they're not together. WAKE UP! She said so herself (KStew) last year in october remember that "my boyfriend is english" statement? She was talking about him. And they did share an apartment in london.

To those that think Pattinson is nothing after twilight and that his '15 minutes' is almost up. You're wrong , you know. He'll shock you! He has a long and successfull career waiting for him. He is the next Johnny Depp. With the singing voice and the acting...

And i would totally pay him a visit if i could. I would camp outside that house. If that wasn't entirely impossible, seeing as I live all they way in southern Africa. But if I could, I would.

How do you guys know what sort of pictures have been taken from the inside of his/ their presumable house or the pool-area? How do all you people always get that sort of information?

Call me clueless, but I have absolutely no idea as to who these friends could be that publish those pictures...

Apart from this: I dearly hope that the two of them will have the possibility to spend their (higly earned) off-screen-time undisturbed.

Just read this article and find the end of it funny and ironic at the same time cause we made a trip out to Cali the second week of July and no matter what back lash I'm gonna get from this I did just that. I did my research before we headed out to Cali and found Rob's address on my own. We went to his home in the Los Feliz community and there it was. No the house was not visible from the street but if you go up onto his driveway you can see over the arched gate and catch a glimpse. And if you are lucky enough and go back a second time and the gate is open you can walk just inside the gate to get a better pic and view of his home. It is beautiful and the landscape is amazing. I consider myself lucky!! I am not a crazy person. I didn't hop the fence/gate or harm anything so I am fine with my decision. If I get any backlash from this then your just jealous cause I did something alot of people wouldn't have the guts to do and pics that not even the paps have. Oh and we got it on film and I did act like a giddy school girl. It is something I'm glad I did. But then again I have always believed to seize the moment. IF THERE IS A WILL THEN THERE IS A WAY!!!

I just stumbled across this article and am laughing myself to tears. I guess Rob's 15 minutes of fame lasted just a liiitttllleee longer than this blog predicted !
